How much does hardwood floor refinishing cost in the Rogue Valley?

Full sand-and-refinish projects start at $6.00 per square foot. Your price depends on how damaged the floor is, how much wear layer is left and which finish you choose. Older local woods like tight-grain Douglas fir and pine need a different sanding setup, which can affect the price. We give itemized written estimates throughout Josephine and Jackson Counties.

How long does hardwood floor refinishing take?

Most full refinishing projects take 5 to 7 days, from the first dustless sanding pass until the final coat is cured. Light foot traffic (socks only): after 6 hours. Normal household use: after 72 hours.

What is dustless sanding? Is it standard?

Our sanders hook up to a HEPA high-vacuum system that captures 99% of wood dust right at the floor. That keeps dust out of your air, your furniture and your HVAC ducts. It's standard on every Oregon Custom Flooring job, not an extra charge.

Are you licensed, bonded and insured?

Should I refinish or replace my hardwood floor?

For more than 90% of Rogue Valley homes, refinishing is the better value. It costs about 20%–30% of replacement and gives you a renewed floor that lasts 10 to 15 years. You only need to replace it for deep wood rot, severe cupping or a worn-through wear layer.

How many times can solid hardwood be refinished?

Usually 5 to 8 times over the floor's life. A standard 3/4-inch solid plank has about 1/4 inch of usable wood above the tongue and groove. Each dustless sanding pass removes about 1/32 inch, so a solid floor can keep being refinished for decades.

What wood floor finishes do you use?

We use commercial-grade Bona waterborne finishes and sealers. They're low-VOC, nearly odorless, fast-curing and safe for kids and pets. We follow NWFA finishing guidelines.

Do I need to move furniture before you arrive?

Yes. Please clear the work area of all furniture, rugs and personal items before we arrive. In kitchens, disconnect the stove and refrigerator and move them off the floor ahead of time if practical. Keep your HVAC running while the finish cures.

Do I need a full refinish or a screen and recoat?

You need a full sand and refinish if your floor has deep scratches, sun fading or water stains, or if you want a new stain color. A screen and recoat just adds a fresh top coat over a dull finish that's still intact. 💧 Quick water test: put a few drops of water on a high-traffic spot. If it beads up, the finish is still sealed. If it soaks in and darkens the wood, you need a full refinish.
